When it comes to property management we offer the following services

Condition of Premises Report

 G3 will provide a comprehensive report with accompanying photographs to establish the condition of a premise immediately prior to the commencement of any management

Property Maintenance

  G3 can attend to all maintenance requirements and liaise between tenants, landlords and tradesmen, to the satisfaction of all involved parties.  The tradesmen are G3 certified so you are assured of high levels of confidence of work undertaken and safety of your property. Our recommended tradespeople are fully qualified and committed to providing quality workmanship, reliable service and reasonable rates.  We can ensure compliance and attendance of all relevant building maintenance agreements.  If required, we can also arrange quotes for and coordinate major refurbishment works.

Property Inspections

 Photo updates included in Monthly reports

Monthly management and financial reports (if required).


 Part of the management process is making sure your property is well cared for and maintained, so you can maximise the potential capital value of your property while ensuring it is guarded from disrepair and encroachment.  As such, inspections are carried out on a regular basis with written reports and photographs provided to our client. These reports indicate requirements of the premise, if tenanted, the manner in which the tenant is caring for your property and are also a means of assessing maintenance requirements. While investment lands will detail out the current state of the land and services to be undertaken to increase security and value. 

Payment of Property Outgoings

 G3 arrange payment of all outgoings associated with the property, as well as the recovery of outgoings from commercial tenants, where applicable. These include:

  • Municipal payments
  • Electricity/water bill payments
  • Rent collection
  • Managing other property related expense payments

Insurance

G3 can arrange and maintain property-related insurance cover and attend to insurance claims as and when required.

Legislative Requirements

G3 are fully conversant with all current legislative requirements and provide direction to our clients to obtain the necessary legal advice from a panel of preapproved G3 legal counsels.
